This place charges rent of luxury apartments but it don’t meet the expectations at all straight up not worth it the water view they say you have is dirty brown New Brunswick water and to top it off the water there’s always a problem with it went 3 days with no hot water they have animals trying to get into your apartment through the ceiling lady in the office it’s never there this place haves Newark tendencies I would of been better off staying in the bad parts of Newark at least the rent matches the apartments 1700 for water not to work you move here make sure you have a gym membership so you can shower at the gym because not even the basics these people can offer idk how this place not under new management already very poor management is being done here don’t let the view or the price fool you make sure you check this place before you move in and don’t let the freshly painted walls fool you

Do not live here. You will pay a premium in rent for them to disconnect the emergency maintenance line and for maintenance to never make it to your door. We had to pay $300 for a plumber to unclog the toilet the second night we were here because the previous tenants flushed baby wipes. We pay $250 a month in the summer to keep the apartment below 80°F and now they turned on the heat.  I cannot stress enough the fact that you CANNOT CONTACT MAINTENANCE and it will end up costing you more in the long run. Those amenities they mention in the website? You have to pay for all of them! Even the pool! If you have no other option this place will suffice. Don’t complain about the roaches to management, they’ll just make you pay the Pet Rent for them.

Management and building workers are nice and helpful. it is a nice place. BUT I believe it is the corporation Kamson Corp. who seems to mismanage my account and is uncooperative on some requests. I am being charged a month-to-month fee when I signed a yearly contract. I emailed numerous times to get this rectified and no one has replied. I am an elderly woman on a fixed income and do not have the luxury to be overcharged. Also, my building has over 3 elder people who as myself have trouble walking in & out the building. We have asked nicely to add a railing, even 1 for us to be able to get out of the building safely because we have fallen. even if its 4 to five steps. There is no support and one of my neighbors feels caged in and is scared to come out because she has fallen as well. a small investment in keeping the tenants save should not be overlooked. I hope they can hear us out and cooperate with us in this small request. Since they claim to treat their tenants as VIP and this is not a VIP treatment. I would highly recommend this complex. Staff is very respectful and caring. I lived here for 22 years between 2 apartments. The only reason I am moving is because my wife past away. The maintenance staff is great. Highly recommended Valley Manor Apartments.

Whole complex is infested with water bugs!!!! They are way bigger than roaches(google them while you’re here, I had no idea when I lived there)
…& there are roaches in some buildings. Because proximity to the river, the age of the buildings and being understaffed/underfunded this place will not get any better. Plus the complex floods out and has to be evacuated occasionally.

Oh and the only thing in walking distance is the Edison diner(which is excellent) but you must walk up hill the entire way.

Staff is wonderful, neighbors were fine, but the buildings should’ve been demolished years ago.

Staff at the office are amazing 🤩 can’t complain about the workers but I wasn’t expecting to have sleep and wake up when my neighbors do I was told there’s nothing to be done do to the fact that I live in dwelling apartments the walls and roof are very thin you can literally hear everything plus the heat it’s controlled which I’m ok with it but the holidays was very cold and I had to use an electric heater because the house one was on but apparently very low otherwise the space is good and everything works in my apartment Office staff are always pleasant when an issue needs to be addressed. The maintenance guys are awesome. They are always there in a timely manor when something needs to be repaired.NEVER MOVE IN HERE ITS THE WORST EXPERIENCE EVER THEY DONT CARE ABOUT YOUR COMPLAINS PEOPLE WHO LIVE IN THE 2nd floor are always loud and always running all I was told they can’t do anything about it because it’s dwelling apartments I had no choice I was homeless and pregnant had no choice also can’t move because they make you pay the rest of the lease and you have to pay till they find a new renter if you before but they don’t talk to anyone I barely get sleep because it’s start at 8:00am up 10:00pm with the running it’s not fair we don’t all go to bed at  the same time and we don’t all get up at the same time look for another place once my years is up I’m out

Excellent management and maintenance, Raquel, Billy, and Mark are great! I lived there for 14 years and never had problems with them , very helpful. My only problem was a issue with another tenant who like accusing multiple different people of stealing from her and made it a very unpleasant building for all that lived there but I know that has nothing to do with Valley Manor or the staff and living in a apartment setting you unfortunately don’t always get the best neighbors
